What are the rules of renting property in Mexico?

Specifically in Cuernavaca:

- Do you need someone who owns property to co-sign on the contract?

- Can landlords evict you for no reason?

- Are there any excessive noise rules that the tenants and landlords have to abide by?

  1. Know your landlord, as an American you have no rights, leases are not enforceable,no rules. You're on your own.

    you might want to just rent month to month.

    just always have  a back up plan.

Asan American, the rental company wil require you to have a Mexican citizen who is a land owner to co-sign you lease with you.  OR, you can usually pay a 2 month security deposit insted of one month deposit.  I have been told they can evst you at will, tho most mexican landlords and rental agents like have gringos as renters.  in some cities ther are noise restrictions, but these are obviously NOT enforced.  EVERYTHING in Mexico is loud compared to the U.S.  When you rent in MExico all repairs and improvements are YOUR responsibility.  If a plumber or electrician is needed, or you want it painted...it is YOUR responsibility.

  5. If you are a Mexican it is very difficult to evict .

    Very difficult for non payment of rent.

    It takes time and money to evict and the courts are backed up, depending on the city, for years and then they can appeal.

    A guy I knew had a shoe store and went two years without paying his rent.  Then he appealed and after another 8 months he split before the court date to who knows where.

    Keep in mind Mexico recognizes squatters rights.

    I don't have all the facts, but I can tell you from experience Mexican courts are not collection agents for Mexicans who choose to rent there property.  

    You may get a judgement but enforcing it is a whole new ball game.

    I can assure you of one thing "Excessive Noise" is not in the Mexican vocabulary, translated or otherwise.

    This is from personal experience and only my opinion.  There may be wee by-laws in place but they are not strictly enforced
