My landlord has entered my house twice without me being home. The first time, I was not even given verbal notice, the second, He told me he was coming over, but didn't call first, then just walked right in. My neighbors had to tell me that he had been inside, he didn't even call me.

  1. change locks

    man cage etc

just because he is your land lord doesnt make him god. and give him rights to your personal property.

what if you were doing something private/personal and he just strolled in

    thats not right

    call the cops

  2. He needs to give you 24 hours notice in writing UNLESS he needs to shut off the water to prevent damage or there's a breach that could impact the safety of your family or his property. Send him a registered letter asking him to abide by the tenancy laws of the State of Michigan and keep a record.

  3. I suggest reading any paperwork provided, there may be a clause allowing access. The website below might help if there is nothing in writing that you've already signed.

  4. Check you lease to see what it says about the landlord coming in without notice.  Usually, the only time they can come in without notice is when there is an emergency (water main break, fire, plumbing, etc.)  Otherwise there needs to be at least a verbal warning about the visit.  If your lease says he can come it whenever he wants for any reason, then you signed it and you are out of luck.

  5. Michigan has no law on the books reqarding Notice of Entry.  So unless your lease states that the landlord must give notice, then he can come and go as he pleases...no notice to you required.
