What can I use to seal/protect my hardwood floor?

I have animals (dogs are the culprits; cats are in basement and don't come up) who, due to health problems, urinate on the hardwood flooring. I'm not sure what kind of finish it has now, but I'd venture a guess that it's waxed. Anyway, the dog pee eats right through the finish, and if we don't catch it while it's wet, it stains a darker color as well. **When we refinish the floors, is there any product out there that's urine-proof? I've heard good things about Varathane, but no one can say if it's pee-proof, and I'd rather not go through the entire process and be back to square one. Getting rid of the dogs or anything with the dogs (potty-training/leaving outside)is not an option.

    The sealer used for the floors should be water based, however you will have to wait a minimum of 3 months to lay down anykind of area rugs. If you do there will be a difference in the color of the wood. Sealer takes months to cure weather oil based or water based. Try to keep the dogs out of the area, fence somehow if you can. I fenced my dog in one area for a few months after we had our wood floors done in high gloss. After a while he never even bothered, plus we dont allow shoes in our home which makes the floor last that much longer.  


  2. Dog pee is very acidic.  Not much you can do to protect your floors except a couple of coats of polyurethane.
