What cost can I expect when selling a home.?

  1. realtor commission and that is state to state. My state is 6%

    title insurance for the borrower. Deed transfer and tax stamps. And most any thing else that is negotiated in the purchase sales agreement

If you list with a Realtor, you can expect to pay a 6 percent sales commission, though this percentage is negotiable.  You also have the option of listing with a discount brokerage, such as HelpUSell or Assist2Sell.  Another option is to advertise For Sale By Owner - in that case, expect to pay approximately 3 percent commission if a Realtor presents you with a buyer (you'll still avoid the listing commission in that case).

    In some states, you'll have to pay excise taxes, and the rate or percentage varies by state.

    And, depending on what you negotiate with your buyer, they might expect you to help them with some of their closing costs.  If you do this, make sure your sales price is adequate to cover these costs.

    There might also be some miscellaneous fees charged by the closing attorney or title company.
