  1. A real estate agent.

  2. .    In Arizona the courts have upheld a sale of a house that was written on a napkin and a sale that was written on the back of the envelope. They were both signed.  The judges in both cases ask the parties, "If you didn't want to sell, why did you write and sign it?".

Anyway, write the legal description (from the old deed), write the price, write how you will pay them (cash or get a loan), write when you will close the sale. Sign and date.  Send it off.

  3. I would recommend a good agent, talk to friends and co-workers.   Do NOT hire their relatives, but a non-related referance.

  4. What do you NEED?

A pen and paper. That's all.

    What SHOULD you have?

A Realtor and a lawyer. A Realtor to do the paperwork and make sure the details get taken care of. And to provide advice on the price and on negotiations. A lawyer to review the paperwork.

  5. get real estate agent to act as a Buyer's agent - it doesn't cost you anything and makes that agent some money in a tough real estate market - they will have all the forms and contacts you will need for inspections, appraisals, mortgages, etc

  6. a lawyer

  7. A contract, you can pick one up at any Officemax or Office depot.
