  1. The real estate appraiser is there to justify a price. Usually the outside measurements are taken then the unheated/cooled area is deducted which leaves the living area. They will look for big ticket upgrades to adjust a price...... ie. granite counters, wood floors, fireplace, updated baths..... Having the house presentable is good advise but they won't discount the price for untidiness. Things like.... lots of landscaping will not add value.....This is just a selling feature that may get your house sold quicker.If it is a VA or FHA appraisal then they will report items like broken windows, peeling paint, etc which may be require to be repaired before a loan will be given. hope this helps.....


  2. This tea leaf readers will look for the same as any buyer, clutter free rooms, neutral colors newly painted, no strange smells, no technical deficiencies and then they will take the average of the recently sold houses in the neighborhood and pretend, that's the value of your house.

    An experienced realtor can tell you the same after 3 seconds in the house and its as reliable as finding a 100 Dollar bill you lost on a street 3 days later.

  3. they are trying to determine the value -- they have a rough estimate before walking in the front door -- but back up -- the front door may be a 5k door  or a 200 dollar door -- this is where they cut to the chase and come up with a figure!!!
