Renters seem to have more rights than Landlords in this country and it needs to change...They can not pay their rent for up to 3 months and cost the Landlord $$$ of dollars having to EVICT them for their misdeeds...and then they can trash the place and you have even more loss...The county can turn off your water or electric for non payment but a landlord cant? I just dont get our justice system..It seems its always for the bad guys and not the good guys...:(

  1. Actually, it's not the country you're in, it's the state.  Landlord/tenant law varies markedly from state to state.  In Washington state, landlords could evict with just 10 days notice (3 days in some cases).  In Texas, on the other hand, it can be a fairly lengthy process.

What do I think about it?  I think there needs to be a balance.

  2. That's why you need to use the credit reporting system to get the good tenants....making sure they have a job and an excellent credit score as well as no criminal record it's cheaperthan court fees and repairs...and  the cost can be carried over to the applicant.

  3. Well honestly I'd have to say Welcome to America where the criminals have more rights then the hard working folks seem to have..

I'll tell you I've been on both sides of the fence, renting and also owning.. And I'd much rather own, but my parents use to have a couple of houses that they rented out when my sister and I were growing up as kids.. they made good money, but in the same respect they would tell the h**l out of the houses, and we'd have to go in and clean it all out..

I've found that also if someone that lives on land that they are buying and don't pay the payments, owners of the land can't kick them off it it as long as they are in the motherly way..

    sad but true..

  4. My mom went through the same thing and almost lost her house because of her Tenants however I think the laws in place are to protect the Tenants whom in the past were really screwed by highly unscrupulous Landlords. As a Landlord you can claim the loss on your Tax Return or sue the Tenant in small claims court however if these safe guards were not in place lots of little kids, seniors and women would be kicked unto the streets unfairly.

  5. I agree that renters have more rights than landlords; however, there are many landlords who like to s***w the tenants. My previous landlord went into my place without giving notice to install a plastic case over the thermostat. I busted him on tenant law. These laws are good. Since I will never have enough money to buy a house. Us renters need all the leeway we can get when it comes to landlords.

  6. You can thank the landlords from the past. If they wouldn't have tryed to s***w the tenants the laws wouldn't have been made.

  7. I think these laws are a travesty.  I'm a landlord and am very careful about whom I accept as tenants.  Even with all of the precautions I take, I still get screwed from time to time.  Very seldom do I ever return a security deposit and when the damage is more than the deposit, I’ve never had one ex-tenant pay for the bill I send to their new address.  I don’t have the time to go to court for the amount of money involved, but I still don’t understand why my financial needs are put behind those of a less responsible person.  I am not allowed to pay my mortgage late, but some of my past renters thought nothing of making me wait several weeks before paying me.  Some thought there was nothing wrong with leaving a dumpster full of trash behind in addition to thousands of dollars of damage.
