What do you need to apply for a greencard, the standard way?

I'm not talking about the "Greencard Lottery".

What's the proper way to do it? Do you need a job offer? Do you need a university degree? Do you need to have stayed in the US for a number of years?

university degree = yes!

it may take up to 5 years to do so.

and must be over 18 and been employed for at least 2 years in something needed in the usa.

maybe you should try to secure a job in the usa before moving there. this is easier

or through marriage you can gain residency.
