What does a house builder leaglly have to tell you when buying a house. e.g Bad area?

New build homes, do the builders legally need to tell you about the area and if it has a good or bad reputation

  1. No,it's up to you to find out,just like Sunny D has the equivelent of five TABLESPOONS of sugar in it but they tell you that on the adverts they sell it as a healthy drink for kids


  2. No as that is the "buyer beware"  He does need to inform you if there is spirits in the house. I kid you not and water issues but the neighborhood, un uh....

  3. No they don't, but obviously a new build estate will 'uplift the whole area'..........if you think it's not so good lol!

  4. The builder is not obligated to tell you anything about the neighborhood.  But, you can contact the local police department or city hall and they will provide you with a "crime statitics analysis" of any neighborhood you wish.

  5. A builder has only legally to show you how things operate and what certain switches are for.He will also give you any instructions for cooker or c/h boiler etc. You should also be given a contact number for customer services.

    That is his only responsibility to you.

  6. Your solicitor can submit 'questions before contract'. The answers may be vague, but if you subsequently discover that the Builder deliberately deceived you with the reply, you are in a position to pursue him for compensation. That's as good as it gets unfortunately.
