  1. I have a lease on an apartment and then I sub-lease to you. The apartment is still in my name, but you live there and pay rent.

Let's say that you are a landlord, and you have a 12-month lease with tenant Bob.  After 3 months, Bob needs to move, so he finds a tenant, Fred, to live in his apartment for the rest of the 9-month term.  Your lease is still with Bob, and Bob, who is now a landlord himself, now has a sublease with his tenant, Fred.  It can be a good situation, because it makes it so you're still getting paid rent and Bob doesn't have to break his lease.  However, most residential leases do not allow subletting because the original landlord is not able to screen the new tenant, Fred, in the same way that he screened Bob.  You lose some control which can lead to problems.

  4. It means that their lease isn't up yet, but they are wanting to move and have someone finish out the lease and monthly rent for them.
