What does it mean in real estate terms if a house is listed as 2700 total area?

Does this mean the house is 2700 square feet of usable space? Or does total area include the garage and porch etc.?

  1. Includes all space, finished and unfinished.  Garage would be included.  Porch would be included if it was enclosed, but not if it was an outside porch.
