My good buddy tells me that I am renting out my rooms for too little, $250 vs maybe $330 market rate and that I should ask one of the tenants to up the rent and to include two "piledriverings" a month. He says given her age and her looks he would value these "piledriverings" at ten dollars each. What are piledriverings? And are rent increases that urgent given thie situation?

  1. Very cute. Piledriving is increasingly illegal and could result in prosecution.  Luckily , your avatar doesn't look at all like the real you.

  2. It would seem to make more sense to ask your "good buddy" what he means instead of posting a question here.  Otherwise it seems like you're just making a very juvenile attempt at humor.

If you have a legitimate question about raising the rent, you should re-word it.

  3. Piledriving in construction is ramming a heavy rod into a surface, usually to demolish concrete.  In wrestling it means to drop somebody on their head with their body in a vertical position thus driving all their weight into the force.  In this instance, your friend is joking in saying that your female tenant should sleep with you twice a month while you ram  your rod into her as a benefit of her paying such low rent.  In respect of this comment, that taints his whole argument.  Also, if there was a contract, you cannot raise the rent until the contract is renewed.  Raising the rent is not urgent, but raising it $20 sounds fair if the real market rate is $330 as he suggested and it is done at your next opportunity to provide a new contract.  You will increase your vacancy rate when you increase the rent to or above the market rate.
