Question:

What does the leaking pipe over the door indicate?

In our garage there's a pipe that points down that's leaking water. I remember during our home inspection that the inspector said it meant something-and that it was positioned that way to alert us-but don't remember what it was. We're planning on getting someone out here in a week---is it ok to wait this long or is it an ASAP situation? Thanks!

  1. this line should  be coming from the pan under your ac unit which i'm guessing is in the attic of the house.  this water is from condensation and is normal.  it's warm from moving through the line in the warm attic space before it goes out.  not a problem.


  2. This is coming from your secondary drain pan for your a/c and is to alert you that your primary drain is clogged.

    Clear your primary drain.

    In the attic or the second story of your house with a flashlight,find your unit.The drain will be 3/4 inch pvc.The primary one should have a tee fitting that you will have to blow into with compressed air or lung power in a pinch ,in order to clear the drain.

    A short time after you clear it,the water will cease to come out of the pipe above your door.Good luck.

  3. The water you are seeing is from your a/c systems secondary drain , the drain was placed over your garage entrance so in the event of a drain problem the homeowner would see it. The cause of the water draining outside may be due to a restriction in the primary drain. Call a professional, licensed HVAC contractor. This repair should cost about $80.00
