  1. Normally, sold homes are required to be vacant on the day of closing, unless other arrangements are made.  If you are talking about a foreclosure, you may have thirty days tops to find other accommodations.

  2. It depends if you are the owner or a tenant...

If you are the owner, then check with your lawyer or real estate agent.

If you are a tenant, there are very special rules.  In some cases, you cannot be forced to move just because the landlord sold your home.  That applies to all types of homes - houses, apartments, condos, duplex, triplex, etc.  For example, if you have a lease, you cannot be forced to move until the end of the lease, no matter when the landlord sells the home, or wants to sell it.  (Lots of times, the new owner is also an investor and will want to keep the current tenants.)  In other cases, they have to give you a certain amount of written notice (e.g. 60 days).  Call your state/provincial landlord/tenant authority.  In Ontario, it's the Landlord Tenant Board, www.ltb.gov.on.ca, tel. 1-888-332-3234 .  Good luck.

  3. It depends on what your contract says - usually  you have to be out by the day of closing, but people agree to different things....check the contract.

If you were forced out, not sure - I'm sure the bank would tell you...if you aren't out, the sheriff will come evict you.

  4. Normally the day of closing at about 5 PM. A tenant should have already be gone long before closing in order to be able to sell the house unless it is an apartment or condo complex.
