What is a Mechanical Lien on a house?

I've never heard of this before until today, what exactly is it? Someone mentioned it today and I had no idea what they were talking about. They also mentioned foreclosure.

  1. The correct phrase is "mechanic's lien" and is a lien placed by a workman or supplier against a property when they have not been paid for work done on a property or for materials delivered to a property.

    Do a Google or Wikipedia search for more info on the subject.


  2. Someone did some work on a home & put a lien to make sure they get paid for the work done.

  3. If you do some kind of work to a house and the homeowner doesn’t pay you for that work, you put a lien on the house.  This means that if that owner ever tries to sell, they have to pay you for your service before they can do so.

  4. Mechanic's Lien

    Some one did work on home (or delivered supplies) for which they were not paid

    in order to sell house, this lien must be paid off

    Mechanic's liens, like second mortgages are wiped out (as to securitization) when a first mortgage is foreclosed upon

  5. A --UCC lien is placed for home improvements such as new window --heating and air etc --they are released when paid
