What is a good area of Auckland to live for a moderate price?

I am looking to teach in Auckland, New Zealand next year, what's a good area to live in for a good price?

I would recommend living close to where you will be teaching to save the time sitting in traffic going to and from work.   I'd recommend central Auckland, East, Remuera, Mt Eden, Greenlane as they are all nice places to live and close to the motorways, I would only suggest living on the North Shore if you are going to be working there - you dont want to do the trip over the Harbour Bridge everyday - lovely over there, my best friend lives and works there,  I live in East Auckland, and its only a 20min trip for me to work in Remuera.  Yes South Auckland is classed as not so good, been there done that nothing wrong with it, if you are working there, then would be handy.  North, South, East, West - they all have there good points, and depending on your needs one of them will work for you.

North, East & central Auckland are expensive.

West would be next, then South.

I'm moving there soon and have done some research - people say avoid the east and south of Auckland.  The better areas are North Shore and anywhere north of the city.  Hibiscus Coast is very reasonably priced, gorgeous area and about 40 mins (tops) drive into th CBD at peak times.

Hibiscus Coast/ Orewa, as long as your job is "north of the bridge". Lovely, coastal area, great views and beaches, quiet. The city centre is not too bad either if you are into city living, and its a vibrant city. Auckland has terrible public transport from most areas, check with your school how best to commute before you decide where to live. I find South Auckland to be almost a ghetto in some places now, a lot of grafitti and gang culture, not much fun. Some nice areas still exist down south tho.

Auckland property prices are increasing at an alarming rate.  If you're new to the NZ, I'd suggest renting for a period until you feel the 'lay of the land.' so to speak. The cost of renting may outweigh the costs of  financial mistakes. Auckland's public transport system is woefully inadequate, save for the main roads. The North Shore has no rail network, and is served by buses.  Most Aucklanders have at least one vehicle each, so the car to population ratio is amongst the highest in the world. Expect daily traffic jams, esp. if living on the North Shore.  If teaching, you may wish to rent premises close to your place of work until you decide whether Auckland is the place for you. Best plan is to figure out which part of Auckland you're going to be working in. Public transport isn't great and the city is very spread out.  No use planning to live in Central Auckland if you're having to drive through traffic every day to teach somewhere completely different.

Get in touch with a teaching agency and see if they can hook you up with a long-term teaching placement ahead of time. Or check out the NZ Education Gazette online to apply for jobs directly.
