I have a rental property in small town in central Texas and I just need a lease form that is simple to understand and straight forward. We have a family law cd with some forms for a lease but I want to get one that is more up to date.

  1. You need a lease that is specific to your state. If you aren't ready to spend money on a lawyer and be a proper landlord, you should sell your property. You are just asking for trouble.

  2. See source for a large selection of generic legal forms.

    Free to download.

  3. Dear Mary,

By googling "free legal forms" you will find access to 10,000 to 40,000 legal and business forms. Try "Free legal forms real estate lease"

Leases have not changed much in the past few hundred years. My guess is the form on your CD is adequate. For less than $10 you should find a blank home lease at a local office supply store (Staples, Office Depot) These look professional. You may see if your local real estate association has a "standard household lease form" available for little or no cost.

If the property presents unique attributes or characteristics consider an attorney or property manager to supply a lease.

                Good Luck.
