What is a legal land contract?

i was buying this place on a land contract and i found out information that the owner had to maintain the property until i got it paid off.the roof started to leak and the sewer messed up.when i asked them to fix it they said it was my responsibility but it states that they are.i just want to know if my contract is legal to hold up in court,and or should i take them to court.
