  1. there are two areas, plinth area & carpet area

    carpet area is the actual area in the building from the main door till rear door the available floor space you can spread carpet.

    for clarity:

    in a 10' X 10' internal measurement room built in 9" brick wall the carpet area is 100 sq.ft.  

    wall thickness is 9" on all the four sides. so the ovreall outer measurement is 11' 6" X 11' 6" the plinth area is 132.25 sq.ft.

    so if you are constructing 132 sq ft of house it will have only 100 sq ft carpet area.

    if you are plannig to buy a flat, the area mentioned by the seller will be plinth area plus  a share in common area.

    dont get confused with carpet area.
