The best thing to do is to advertise the house locally unless it's a vacation property because most people buy in the same state.

MLS is local, not national.  National franchises have direct feeds to sites like Realtor.com, but I don't know of any MLS only sites that feed to Realtor.com

There are plenty of FSBO sites, but none have a strong market share.

If you list with a Realtor your listing will go out to several sites plus the MLS at no cost to you for any advertising. Discount Realtors never do you just service. Don't sign with a fee only MLS service you will have nothing but trouble and you leave yourself wide open for all kinds of lawsuits becareful!
