What is the best fruit tree for my yard?

I am looking for a self-pollinating dwarf fruit tree to plant in my yard, and I don't know what to look for. I live in Western Maryland, and the tree would be without shelter of a patio. I want to plant a tree that the new tenants (after I move) will be willing to keep, instead of digging it up in a year. Please point me in the right direction. I'm not really worried about what kind of fruit. Also, when would be the best time to plant?

  1. If you're not interested in the type of fruit, how about a fruit tree without fruit but with gorgeous blossoms?  We have a double blossoming cherry tree.  The tree can grow large and gnarl y so that in years to come it will be a terrific climbing tree. The blossoms are full and pink and when they fall they look like pink snow. There is no fruit but if that is not your focus it only means that there is no cleaning up of browning fruit that no one wants to eat that will only fall to the ground and attract flies.
