  1. A good quality metal roof sealant stays 'supple'.  That is, it will form a skin, but does not harden all the way through.  It works great to seal seams from leaks, but will not 'glue' one piece of metal to another.

    I've done a lot of work on rolled tin roofing, as found on many older mobile homes.  You can purchase sealant by the bucket, or in a caulk tube, depending on how you need to apply it.  Use a bucket when you need to apply sealant to the whole roof, and the caulk tube when you just need to 'spot seal' around flashing as part of your annual maintenance program.

    Some of these sealants come in silver, and some in black.  Just be sure to get the type for METAL roofing.

    By the way, before applying the sealer, it would be a good idea to check the fasteners.  Since this is an 'old' tin roof, you've probably got roofing nails, and many may have backed out, and are potential leaks.  Drive them in, replace them, etc... just don't leave them loose.

    It gets hot up on the roof, so time your work appropriately.  Don't start too soon, or the dew on the metal will make it too slick to work, and don't work too late, or you'll suffer from the heat.
