Question:

What is the best small town to settle down in the Okanangan in BC, Canada?

I want to find a small town not to far from kelowna that isnt to expensive (to buy a house) and great for raising a child. It must have a school and we dont care if its "rural". Please explain the pros and cons of the town also. Thanks a bunch, and have a great day.

  1. Nothing I can think of will suite you. Basically all I can think of are expensive places. My personal favourite town in the area: Nelson.


  2. I live in Vernon, and can tell you there is nowhere in the Okanagan that is not expensive. The entire valley has gone nuts as far as house prices. In Vernon here, you can't find a decent house for under 350,000.00, and most nice houses would be closer to 400,000.00. Lumby which is east of Vernon on Hwy 6 is still a little cheaper, but not by much. The housing prices in Armstrong are almost as high as Vernon. Enderby (north of Armstrong) is a little more reasonable, but then there's not a whole lot in Enderby. Cherryville east of lumby ( 45-50 min from Vernon) is rural and the prices are still o.k. However there's not really a town there. There's a small community school and afew other things. The only problem with Cherryville is the Hwy in the winter is not the best. The Hwy is also loaded with deer, so lots of accidents along there.

  3. It's just barely in the Okanagan, but I like the town of Midway. I might move there myself one day. Quiet little place in a nice wide valley(Kettle River), has basic services and shopping, about an hour to Grand Forks or Osoyoos for other shopping, maybe 2 hours to Kelowna. The only cons to Midway, as far as I'm concerned, is that you'll sometimes have to do winter highway driving if you have to go somewhere out of town, and it's too far from an ocean for me. Check mls.ca for prices, and be persistent because that area can be described as either Okanagan or Boundary in the real estate maps. You might also consider Greenwood and Keremeos.

  5. Take a look at Armstrong. It's just north of Vernon but is a nice small quite town, but not so small that it doen't have ammenities.  What's good about is that it's not a crazy city like kelowna or vernon. But it's close to the lakes, the weather is great, and it's on the north end of the valley so you can get there in about 6 hours from calgary. for example.

  6. well the words inexpensive and "near kelowna" sort of cancel each other out!  Nearby towns to Kelowna like west bank and rutland pretty much same prices.  The south okanagan like Penticton and Osoyoos are a bit cheaper but if you want to deasl and dont mind rural and a couple hours from Kelowna okay head further east on Hwy#3 to Grand Forks, Clearwater etc...  That area is really nice and not yet out of sight on prices.
