I have been looking for a way to get into rei . but need advice which way to go,trying nothing down deals,lease purchases,sandwich lease or what have you .need guidance or mentor please help

Try to get connected with your local Real Estate Investment Clubs. Beware, there are some shady people out there to work with. Educated yourself!!! Almost everybody has a 'plan' to get rich with real estate. Take what works best for you.

Since you don't have any money down it is hard to purchase a property. However, many owners of residential and commercial properties are too busy to manage them. Look for a management position. My wife and I manage 14 duplexes. At first it took a lot of time but now I have everything in an orginized system and I only spend about 2-3 hours a week on it. I also get paid for any maintance I do. This has brought enouf income in so that we have free rent. After one year of saving we just bought our own fourplex.
