  1. they sell teak wood cleaner it usually comes in a 2 stage pkg clean it thoroly with a scrub brush and rinse it well let it dry about 2 days and brush on teak oil i use about 4 coats and don't use sand paper. buy the stuff from west marine don't use stain just the oil

  2. Three steps.

    1. cleaning agent

    2. sand lightly

    3. oil

  3. Pressure wash it, then sand it, and then use oil on it, not stain.

  4. I mostly just build from scratch and don't do the maintenance.

I have refaced many decks, but the crew will do the cleaning and treating of it. I can't advise on the maintenance.

If you are talking about a deck you want to reface it.

Sand it just enough to take down the high spots.

Do not try to sand the low spots... do not!

Sand with a block, or a tool that will leave flat results.

Teak (as with just about any wood) does not wear evenly, you can't expect to have uniform wearing on a deck.

Be careful around the seams (caulking). You can pull the caulking out of the seams (or at least begin a 'seam separation' problem) if you use a grit that is too aggressive.

Sometimes carefully shaving the caulking down with a razor is a good thing. Just be gentle around the seams.

    Maybe I helped, maybe I didn't.

    Good luck.
