What is the best way to sell your house without using a realtor?

We currently have our house up for sale by owner. However not many bites. How can we get our house out there for people to see? Also, a woman called and asked if we would be interested in doing a rent to own. What risk is this to us and how might this work out? Have you heard of a flat fee mls? Is this a way to go?

  1. Rent to own = buying on contract. The risk in this is the same for any lender, you will have to rely on them to pay every month, and when they dont, you have to file a cancel contract to get them out of your house. It's alot like foreclosure proceedings, but dpending on your state, I think they go to judgment quickly.

    A lot of our customers do ads on craigslist and newspaper ads.

    Once you get a buyer biting, you can call a title company that offer For Sale By Owner packages that help you with payoffs and closing matters.

  4. You are probably trying to avoid realty fees.  But if you really are serious about selling your house, call a professional

  5. If you have had no luck by now, why don't you sign up with a qualified professional agent for six months or so. They will help with pricing, listing, showing, staging....

  6. A flat-fee listing means you pay a broker to put your home in the MLS and do nothing else. You still don't get any help showing, negotiating or pricing your home. I think it’s a waste of money because you’re out the flat fee no matter what result you get.

    Here’s the bigger picture that you’re missing though, an agent does more than take a few pics, put your home in the MLS, and wait for something to happen. They give you real world data to help you set a fair sales price (poor pricing is probably the #1 reason your home won’t get showings and/or offers).

    They field calls from buyer’s and buyer’s agents so you don’t have to be available all the time. They show your home to unrepresented sellers and put a lockbox on the door so buyer’s agents can see it – that way you don’t miss a potential showing just because you aren’t home.

    The biggest bonus to this is that buyers do not want you around when they’re looking at your house. Please don’t take that as an insult. It’s just when the seller is right there behind you, it creates a tension. If you hate the kitchen, for example, you’d have no problem voicing that complaint to an agent (who could then provide the seller feedback), but most people would find it hard to say that directly to the seller.  Not having an agent is a disadvantage for everyone. You, as the seller, can’t get good feedback and the buyer can’t really assess your house.

    As you get feedback, your agent can suggest changes you can make.

    When offers come in, your agent will help you negotiate. They can come up with compromises to get you and the buyer on the same page.

    And your agent does all of this for free until your home sells. Either you get results or you don’t pay. What’s the downside?
