the best way is to put the house in your name then there would be no problems but if you hae one or tw names or the name of someone that is dead then itsprobate and you should have money in her acct to pay it but alot dont' have that. so joint is a pain also but can be probated and fixed

the best way is to have an irrevocable trust.  Upon her death, the house immediately belongs to you and you won't be taxed.
