  1. Most Realtors / Brokers have the same system of determining the division of the Commission ....

    The Listing Agent gets 1/4 ...

    The Listing Office gets 1/4 ....

    The Selling Agent gets 1/4 ...

    The Selling Office gets 1/4 .....

    IF the listing agent and the selling agent are the same ; then the agent would receive 1/2 and the office would receive 1/2 ect ....


  2. Commission splits vary by agency and local practice.  There is no standard agreed split for C-21, Coldwell, ERA, Prudential, etc.  The agencies are independently owned, and each determines how it will handle commission splits.

  3. he traditional split on a 6% commission would be 3% to the buyer's agent (who splits it with his/her agency) and 3% too the selling agent, who splits it with his/her agency.  Good agents (top producers) can sometimes work out a more favorable deal (one agent I know keeps the entire 3% after she reaches $2 million in sales - which she usually does somewhere around March).

  4. It used to be 50-50 for all agents.  THe competition from ReMax and Reatly Executives has increased that to 60-40 for new agents.  Experienced agents are at 70-30 or better. /
