I am looking for a new home and found one that is dirt cheap but it needs a new septic and the well is in unknown condition. Im not sure what that means for me as a buyer. Would I have to dig a new well, and if so how much is the average for a new well?

  1. A- If you have no well you have to try to dig one . If it comes up dry you are in trouble. Cost is by the foot depth to find the water table or acquifier . If yo go 2000ftg. times that by what price the driller quoted. If he hits rock again a problem. As a practical matter it may be dirt cheap for the reason there is no water. B Depending where it is talk to the county agricultural agent and other house owners in the area about wells and water.

  2. when i hear what you've been told, I'm thinking it might be a bad motor on the well.  The well might be ok.  Find out what the unknown condition means.  I'd  be more frightened about the septic.  Do you know how much a new septic costs?

  3. I looked into wells a few years back for a geothermal heating system.  At the time, they were running at about $5,000 per well.

Septics generally run more than that.

As for "Unknown condition" on the current well, my guess is that it works OK, but they dont want you to try to come back and sue them if it runs dry, or if it ever has some sort of pollutant or waterborne virus in it.
