  1. a QCD generally adds or removes someone from Title. This usually happens in a Refi and not a sale. A WD transfers ownership from one party to another. Usually in a sale and not a Refi

    transfers to the holder of the quit-claim deed through the doctrine of after-acquired title.

    The warranty deed is a guarantee the transferor is the holder of the estate that is being sold or transferred.

  3. A quit claim deed (sometimes referred to as a "quick claim deed") is something thats transfers any ownership the grantor has in a property to the grantee.  It doesn't say that the grantor (person giving the deed) has any ownership, but whatever rights they may have go to the grantee.

    A warranty deed warrants that the grantor is in fact the owner and is transferring their ownership to the grantee.  There are different types of warranty deeds, but that is the key point.

    Quit claim deeds are also called in the industry  "correction deeds" and are used when a name is misspelled and needs to be corrected.

    Based on this principle, let's say that John Doe wants to give the property to James Smith.  All a quit claim does is remove John's NAME and adds James Smith....it DOES NOT acknowledge a transfer of ownership.

    It is also the LOWEST form of ownership known in real estate law.

    A general warranty deed is the highest.
