What is the difference between associations and condominiums?

I know developments are usually HOA but why not condominiums, what is the difference?

  1. I'm not really sure what you're asking.  An association is a group of people with a common purpose and a condominium is a type of home where the individual owners own what's inside their four walls, and the entire group owns the structure(s).

    Many subdivisions have an association to deal with the covenants and common areas of the development.  Condos also have associations of the owners for the same purpose.  My condo board has a lot more input in the daily life of the owners though.  I get notices from them, they even tell me to clean up my patio -- it looked fine to me.  They maintain the streets, the front doors, the front yards (we have small backyards too, which are our responsibility), and the maintenance fee includes water, sewer and trash.  A condo has a monthly fee and most HOAs have an annual fee that's much smaller.


  2. All can have HOA's. The difference is that in a condo you own only your walls and there is common grounds for every one and yes there is a HOA always with these to take care of exterior upkeep and lawns etc and they can go up as roofs need to be replaced etc.
