  1. 3 different terms for the same job- you have to be registered to be one and pass certain criteria

  2. A real estate agent is licensed by a state to sell real estate. Each state has different rules to become a real estate agent. Generally you have to take a pre license course then a post license course within a certain amount of time after you take your licensing test. You also have to take continuing education.

A broker has to have a certain amount of experience as an agent then they have to take a broker licensing test. Some states require an additional brokers class. A broker does not have to have their own office. They can work under another broker.

A realtor is a real estate agent or broker who has joined the National Association of Realtors. It is a professional organization with a written code of ethics members have to follow.

You cannot legally call yourself a realtor unless you do this. So a realtor is always going to be a real estate agent or broker, but a real estate agent or broker is not always going to be a realtor..

  3. A Broker is a Realtor which is licensed to open their own Realty office, and can be paid a commission for the sale of a property.

A Realtor is a person who works for the Realtor, and gets paid a percentage of that commission when they are the Realtor who represented the property sold. They also pay dues, and office rent to the Broker.

An agent is another term for a Broker or Realtor.

It is easier to become a Realtor. Either way, it is a customer based business, and you can expect to not make enough to live on for the first couple of years until you build a customer base and a good business reputation.

You only get paid when properties sell - and right now the amount of properties that sell are less.
