Looking at buying a house but never bought a 'used' house before.

  1. You need to get a home inspection!!!  Termites galore there!  Also if fruit trees near home, check the attic, could be fruit rats.

    OK, now that I've scare you with animals.......many older homes are uninsulated!!!  Imagine that?!  So beware flat roof homes.....where are you going to add insulation?  Also flat roofs leak.....sun eats them up in short order.

    Many older homes have single pane windows.....no, no no.  you want double at least, even triple, but doubtful in an older home.

    I also would suggest good drainage around the home because when it rains, it rains and since gutters are almost unheard off, water coming off roof in sheets.......wet foundation = termites.  Airconditioner age and size for home.  yes, you need winter heat, many get by with a heat pump.  

    Water is yuggy down in the valley.......many people have water softeners.......so age and condition.  

    All these are more are part of a home inspection from a certified inspector.  That way if he goofs, his insurace should cover his mistakes.


  2. The best to look for is a reputable home inspection company. That is truly the only thing that will acknowledge all the issues that need to be repaired.

    Obvious things are structural cracks in the walls or ceilings

    a leaning patio roof, water damage on the ceiling
