  2. It is against government usary laws to designate a fixed percentage. Your realtor can ask 0% if it is agreeable with all parties (which it would be for you!). So, there is no "normal" rate, it is negotiable ALWAYS....

Realtors normally get a commission that equals six percent of the sale price of the home.  For example, let's say you put your home on the market with Century 21 and you're asking $215,000.00.  You get an offer for $200,000.00 and you accept it.  The realtor gets $12,000.00, or six percent of the sale price (NOT the asking price).

I'm paying 6%, but started at www.fsbo.com, then a discount realtor, and now Coldwell Banker.  The market really sucks where I'm at and they are taking less, but you get less IMO.  Be sure to get IN WRITING everything you expect them to do and what they promise to do.  Many promise the world and deliver much less.....I KNOW!!!  And watch your termination options.  Standard is, you owe them money from the sale up to 60 days after you release them if you sell with another realtor or on your own.  My realtors wanted to use my virtual tour I purchased from fsbo.com, but promised they were getting me a virtual tour of their own.  When they found they couldn't use mine they either gave me nothing or complained about "how expensive it was" with the guilt trip.  Also, they promised me magazine and paper advertisement and got neither or only one.  Their big scam is "Open House", make sure they advertise it in the papers and not just some stupid sign in your yard.  BIG WASTE OF TIME if they don't get the word out.  I know, I've sat through 3 with not one guest.  Bottom line, get EVERYTHING in writing what they promise and HOLD THEM TO IT!!!!
