FAR is a zoning term that stands for "floor area ratio."  The formula is FAR = total area of all floor plates on a parcel of land / area of parcel of land.  So if your FAR is 3.25, it means that there is 3.25 more floor area built on the land than there is area of land.  The ratio combines horizontal and vertical zoning regulations into one figure.

    FAR doesn't regulate how much of the land is built on, only the total amount of floor area.  In your example, the building isn't necessarily 3.25 stories tall, it could be 5 stories tall....as long as the FAR ratio is maintained.
