  1. are you the tenant or the landlord?

  2. The owner/manager will give you an application to fill out.  Full name, current resident, how many people will be living in the unit? Name and address of your employer. What is your take home pay $$? Name of your bank, account numbers, and the address. List all of the companies that you currently owe money to.

They will charge you to run a credit report to see if you told them truth.

Go can go to a stationary store and look at the standard rental applications and that way you will have an idea of the basic questions.

  3. Every State in U.S. has several websites of several entities, where you can find some legal booklets about landlord/tenant's rights. For example on website of Statewide Legal Services of Connecticut, Inc.  you can find booklets on housing, completely free. If you need sample of contracts you can find (paying a small charge) some  contract ready to use. It's just necessary to fill it out and print it out. For example on the website of USlegalformscom you can buy several forms you need during the several stages of lease life, choosing your State (i.e CT, MA or something else). For example you can buy "Connecticut Residential Landlord Tenant Rental Lease Forms and Agreements Package" for a small amount.

  4. You should have a list of some prominent features of the property, photos and any highlights of the community (gated or not) before you list it.
