I purchased some land, and where I want to build the cottage, there are boulders settled inside the ground, so I do not want to move them, just want to build ontop of it.

What kind of foundation technique is available for me to use?

  1. Talk to your local building department and they usually will give you all the advice that is suitable for your area. They may also be able to suggest the contractors also.

  2. her in the uk the answer would ..you cant .too lazy to move them?..tough ..then you cant do it ..either a proper job or none at all ..i guess you live in the us ..your obviously a cowboy where ever you live

  3. It depends on what part of the country you are in, how much weight you will be putting on the foundation, and what type of soil you are putting it over. The first (and easiest) thing you can check into is what the frost line is in your area. Your foundation will need to extend below this or else it will heave during the change in seasons.

You might want to seek the advise of a registered engineer to design the foundation to make sure you will not end up with future problems.

  4. Do a pier and beam foundation - the floor of the house will be above the boulders.
