What maintenance can you do yourself on a garage door annually?

it is attached to electric door opener.

should i use white spraying grease or just simple motor engine oil on all moving parts.

pls advise

  1. get a can of spray chain and cable lubricant. You can use this on all moving parts. Spray the chain, the rollers the track and the torsion spring. If the chain starts sagging, make adjustment to the nut on it, bout all there is.


  2. Use 3 in 1 oil to lubricate hinges on all panels. If you have a torsion spring above your door (long spring right above the door header) you can also oil the coils in the springs.

    Put some grease on the chain and sprocket.

    * Also your cables that are attached to the bottom of each end of your door - They pivot on a pin - make sure you put some grease right on this pivot pin.

    Check all roller brackets and tighten up any loose bolts on them.

  3. if its chain driven,tighten the chain,no more than 1/2 in. deflection

  4. There is not a lot to do really, just spray the moving parts with anti rust oil ( in the UK we call it WD40), and check out the electic wiring for worn insulation, other than that ,just keep it clean. Hope this helps.

  5. white spray is lithium . do not spray springs with W D 40 this removes moisture !!!!!!

    and spring wire is oil tempered. there are bearings in the rollers , pullies. and if it is torsion type , bearing at each end off the shaft,and center. the moter: lube chain,  trolley  while running not much it will drip on car. tighten nuts , or fasteners on hinges, dont over tighten.
