and still be able to commute in by metro? I dont mind it being a bit rural as long as it is really safe and I can take the metro in.

  1. In all seriousness, I think Deux-Montagnes might be a tad too far from Montreal.

Why don't you move near Mont-Tremblant and Saint-Sauveur in the Laurentians, Oka or even Mont Saint-Bruno instead while you're at it, lol?

    Or Valleyfield perhaps? Haha!

Oh come on now! Don't bullshit a bullshitter!

Laval is of course closer but I think you'd be better off on the South Shore (Rive Sud) of Montreal - Longueuil, Saint-Lambert, etc.

    Verdun was mentioned earlier.

    Have you considered Saint-Henri yet?

This once dreaded neighborhood (remember that old series Les Plouffe?) is gradually getting better apparently.

But personally, my favorite areas by far are still Ghetto McGill, Outremont and Plateau Mont-Royal.

    Anyways, that's just my opinion.

    Take it or leave it!

  2. On the island of montreal, it would be very difficult to find a bungalow for $200K in a Kids-friendly area.

Instead, I would recommend Laval (suburb). You can find a decent looking house, in a decent neighbourhood for that price.

As well, Laval has 2 train lines that pass through it. You can look near the train stations for houses in those ranges. I bought a house 2 years ago for $210 near a train station. I'm downtown in 35 minutes. And my area is very quiet, ideal for kids.

  3. The Verdun area has been improving its image in recent years and is still affordable, yet safe for your kids to play in the front yard or at a nearby park. The Metro system is available in that area.

The safest areas of Montreal would be probably the West Island, but housing in that area is out of your price range. You may get a small condo for under $200K, but a house with a small yard would run $300K and up, most likely.

If you do not mind commuting, there are places in Laval that are still affordable and quite safe. Or there are parts of St. Dorothee and further out along the Deux-Montagnes commuter line that offer rural living, good schools, and a safe neighbourhood.

  4. In the West-Island of Montreal, around Dollard-des-Ormeaux and Pierrefonds, 3-bedroom raised-ranch style homes are being listed for about $269K. That gives you a decent backyard, 1 or 2 car garage and a finished basement.

You're not on the metro line, but you are close to commuter trains and express buses that go to the metro stations or all the way downtown. Lots of young and retired families in this area.
