What qualities in a home are major selling points for you?

for example, when i am looking at a home a large kitchen with an island is always a plus and i like a fireplace and the more bathrooms the better. I don't really mind the size of the bedrooms because a smaller room is cozier to me but having lots of closet space is important and a laundry that is close to the master bedroom is great. no pool and a fenced is yard are two other selling points for me. Now, what are some selling points for you!? What do you look for in a home.

  1. Location of home / layout of floor plan / structural integrity

    Most other is cosmetic. . .  


  2. I guess the potential curb appeal get my first look.Then I go inside,sometimes there are some real hidden treasures.Yeah I look around inside and can be amused at times.I also do a quick run down on the neighborhood for potential.

    As a contractor with a vast array of talents and resources I am able to look way beyond.Lets see this wall can come out,Yup I can make that room bigger.Ahhh,a simple addition over there.In today's market place there are some real steals out there.If one can visualize the end product a new creation can be born.

    Also a thought an old friend (agent) told me which has held true over the years.Once you know what you qualify for,what's your comfort level for a payment.Many but certainly not all agents are only interested in the sale,the more house the more commission.Just don't over borrow,a job is only as good as the economy.

  3. A screened in porch is great.  

    Big-enough kitchen

    Fireplace or wood stove is nice

    Front porch with a swing

    Room enough for a garden in the back

    According to recent reports, green homes sell faster and are worth more.  And to me, living in a non-toxic home is critical.  After all,who wants to move to a new house and then not have the health to enjoy it?

  4. definately the # of bedrooms and bathrooms first.

    The Kitchen must have lots of room to work with, an island is great if it appropriatly located. Also, in the kitchen are the appliances.

    Fireplace a must and total closet space is a huge plus.

    The laundry area should be within reason to carry dirty clothes and to put away the clean ones.

      Fenced yard is a big deal to me as well as covered parking (or garage). Outside storage is something to take into consideration also.

    Even if the house has all of your good points - the layout of the house is what matters - will the layout work for you and your family?

    Extra space for storage (seasonal, collections..) is great!

  5. bathroom for every bedroom and 2 extra one downstairs and one  upstairs

    big bedrooms

    big kitchen with island leading into living room with 2 story high ceiling

    Living room leading into another room for general use or maybe a parlor with 2 sided fireplace in between

    Room for piano

    big connected garage

    big yard

    half circle driveway

    when you walk in you have either titanic staircase or 2 staircases curving around opposite walls  

    and the house needs to be  BIG

  7. I would look for a big yard where I could put a garden and a shed.As far as possible from apartments, condos and trailer parks. Schools and public parks are a couple of things I would get away from too.Trains make a lot of noise and so do airport landing and takeoff areas.Just close enough to town to be reasonable but not close enough so you can hear traffic.
