What questions do I ask when calling for references for a new tenant renting my basement apartment.?

Question

Basement Apt. $675.per mth. all inclusive including high speed internet - walking distance to the University of Toronto. The applicant's are university student's. No. 1 applicant is 22 and is not employed and will commence her studies in Sept. 2006.

Two personal references are available.

No. 2 applicant is 26 and is employed and will commence his studies in Sept. 2006. Two references - current landlord and employer.
