What should I know before I get a new roof put on my house?

I have been putting off getting a new roof. What can you tell me about this cause I don't know anything about it. How do I know the price is right? How do I know the people are good? How do I know what I don't know? How long should it take? I have a split foyer & each floor is 1200 square feet but I also have a roof on the back porch which is about 18 X 20. Any thoughts or tips or advice is greatly appreciated.

    Getting estimates is a great idea, but you are unlikely to personally know any reputable roofers.  For this reason, it's helpful to ask some people who have been in the area for awhile for references.  A couple of good sources may be real estate agents or home inspectors.  If you talk to roofing companies, ask for testimonials or references to customers they have helped in the past few years.  That will say a lot for their reputation.

  2. As to prices materials and durability you can consult the Consumers Union. Also consider whether you need to change the roof completely or just the outside. Comparison shop in stores like Loews's and Home Depot, as well as check up on contractors from neighbors and others who have used them.Good Luck

  3. Get several estimates from reputable roofers. Find out how many roofs are up there (how many layers.) It's either a town or state ordinance that says how many times the roof can be done before all the old roofing needs to get stripped off and started over. Hopefully you don't have any leaks right now, other wise they will have to see if it's just a quick repair, or a big job. Make sure you know what the warranty is for the roof. I believe it's usually 20 years for a good roof. But can range from 10 - 20 or more.

  4. have 1 company come give you a free estimate. have them help you choose a shingle( 3 tab, architectural, 20 year,  25 year etc...). have them tell you your roof pitch and square footage. with this information you should be able to get a rough bid from other contractors over the phone. make sure you get an estimate in writing, guaranteed completion date, proof of licensing, and always check with the b.b.b. before writing any checks. good luck!
