What specifically does city housing authority(section 8) check for at the property before it's approved?

In one of the unit bedroom, there are no door and light for the closet. There use to be a door there but was removed years ago and closet light is not working. As a landlord, do i need to add a door and fix the light for the closet?

  1. With a section 8 inspection, they usually look for unsafe or-unhealthy situations.  They look at plumbing  to see if the correct plumbing is installed, no plastic water lines (not drains, they could be plastic), electrical to make sure all plugs are grounded and have GFI in wet areas, peeling paint, locks on doors..bathroom and main door, smoke detectors, and all windows have to open up and have a screen on them so bugs don't get in.  I don't think you need a closet door or light, let him decide.  Just let him go through, mark stuff on his list, and don't say much.  If you have to repair/replace anything, they will give you time to do it, you contact them again, they re-inspect and approve, then you are permitted to rent it out.  


  2. You will probably be asked to return the door to the closet.  There are no requirements for working lights in closets.

  3. As a landlord, you would not do anything until Section 8 comes out to inspect. You would be surprised about the things you think should be fixed, and  the things Section 8 wants done. I never offer more than I legally have to-you need some wiggle room...
