  1. All of them. It's not a do-it-yourself project.


  2. The States don't generally require it, the mortgage companies do.  They want to be sure there is no "cloud" on the title which could cause them to lose their investment.

    A title search is no guarantee - but it's as good as one can get that your property is free and clear.
