What to do if your landlord is charging you late-fees for rent.?

She sends back the check for the month, and she wants to take me to court, If I don't pay it. I have no contract with her. I've been there for twenty years. The place needs alot of fixing. They hold our mail and blame it on the post office.

  1. I was going to tell you to pay it on time, until I read the paragraph.  I agree with Expert Realtor.  She nailed it.


  2. Without a written agreement she can't charge late fees in most states. Just save the envelope she sends the check back to you in so you can prove that you did send it and she returned it. Follow the other advice given and send all future rental payments registered mail and keep the receipt.

  3. Then start sending it REGISTERED mail with return receipt.  They will document the day it's delivered and every day after that.

    That way she cannot deny when she got it.
