What ways can I go about getting financing for a four plex WITHOUT 2 year landlord tenant history?

I have been looking into buying a fourplex for investment purposes. I called my bank today and asked them if its possible to get financing against the current tenant leases, and the bank told me that unless I have been a landlord for 2 previous years than I would not be able to do that! So I would appreciate anyones ideas or input! Thanks a lot! oh and I am not interested in HML
