I have just bought a rather sizable plot of land approx 3.6 acres I am going to be building my own house on this, wich will take up including the garden around 300 - 500m2.

My question is does anyone have any really good suggestions for something to do with the rest of this land which will make me some good money? I do not want to sell of as re-development and cannot put anything noisey in - because of neighbours/planning

Ive been thinking along the lines of a stocked fishing pond... Any other suggestions or idea's, anything considered!!!

Cheers in advance...

  1. well if i had the oppitunity id definatly build a big block of stables with a nice field behind it!you'd have your own livery yard! you could charge bout £40 a week per horse!people are always looking for nice new places to keep they're horses!good luck (i dnt no how much room u got but have both u'd make a fortune!)

  2. It's simple. Lease or sell it. Got no luck? Turn it into a small business. Still no luck? Like u said put in a pond, boats, and a dock for the public and then make a fee. Fishing is --- and fishing in boat is ----. U pick amount. Maybe even think about selling canoe's or boats. (preferably not pontoons. Ive tried)

  3. rent it out as allotments...

  4. Try planting a wood to supply your heating and cooking needs in the future Half a acre of ash copised at 3ft will support a family of 6 with heat /cooking within 12 years if you plant mixed wood namely ash ,oak ,bird cherry,Hazel holly(majority female for xmas berry trade) with a initial planting of 75% ash there are grants available for woodland planting,No public access (insurance probs)With the cost of enagy going uk you are on a win win situation

  5. Are you near to any local football grounds/hospital or places where people can park their cars to walk to somewhere where they have to pay for parking? If your near a football ground or even a 10-15 walk away from a football ground or hospital why not make a car parking area for paople to leave their cars while they walk to the hospital/football ground. If you did this and offered cheap parking people would pay to park and walk rather than park on a grounds pitch. Up in the N.W England the local football team has its own parking but soon gets full. The retail complex has patrols on so that home/away teams cannot park due to it being a shopping presinct. I live a 20 min walk away and have seen supporteres walk to as far as where I am to avoid all the slow traffic when leaving the ground. There are always double yellow lines or pay and display signs around. If you can build a car park and it have room for 10 spaces depending where you are you can charge a minimum of £1 per car per match day. At every home game near you this would bring in an extra £10. (not much you may be thinking but Im giving low prices to make the calculation easier) You could even say that a profit of 1% would go to a local charity if you are at all generous like that. You could offer people a residence and mark all your bays with numbers for an anual fee. Ie:- bay 1 to Mr Jones regular commuter £100 per year. (he may use your land as you could be next to a trainstation with a car park that doesnt have an overspill). He would then think if I pay £100 per years I dont have to rush to get a parking space in a morning.

I hope this helps. Im not very clever where business ideas are conserned but everone wants to park and there is not always a place to.

  6. Make a big public park/play area with lots of stuff in for the community

  7. Fruit trees.  They take time but not too much work, and food prices are not going down any time soon.  Also, an orchard will screen your house in a really pleasant way, and blossom in spring is gorgeous

If you want a quicker return, vegetables
