What would be the best way to sell my body shop building with out going throug a realitor?

I own a body shop I now rent out (50X80 steel) in a very nice little central WI town (80,000.people) it's on the hwy next a couple big bussiness like a cookie making factory, a washer and dryer building company and the towns industrial park, rail road next door, lots of potential, great investment. Thinking of selling on my own not sure how to go at it. What are some good computer sites to put it on, is that the best way?

  1. You should have an something called an open house. On what ever day u do this have a sign out that can be clearly read about body shop for sale"Open house" and have ballons near the sign. U also may serve appetisers.

  3. You could also try word-of-mouth in your community.  Mention to your customers and vendors that you're in the market to sell - maybe your space would be perfect for another local business that is looking to relocate and/or expand.

  4. Just wondering, why would you want to avoid using an agent? A good real esate agent will help you reach the right audience for your building, market it correctly and help you sell it at the best price. but even more importantly they are responsible for making sure the transaction goes smoothly AFTER the contract is signed. There's a lot of work to be done after an offer is accepted, and chances are you will make mistakes or overlook important issues which will cost you more money in the end.

    Another good reason to use an agent - they'll handle everything for you. Less worrying, less stress, more free time...why wouldn't you want all those things?
