What would be the perfect subdivision or community?

If you could design a subdivision community, what would you want to see? Liek what features would you want in your hosue or what would make it more nicer or convenient? Also, how can the design encourage people to socialize more?

So what are your ideas (keep them somewhat realistic or practical).

I would prefer a mixed-use neighborhood which would include commercial properties, condos, individual homes, schools...

We all don't need to live forty-five minutes from everything.  Instead, we can include all of the amenities in small town centers.
