Question:

What would the average cost be to replace my roof here in north florida?

i know you need specifics, so here they are; the house is single-story, 850 sq. ft. (a small two-bedroom). i wish to go with decent asphalt shingles, at least 25 year warranty. i do NOT know the condition of the sheathing beneath the shingles, and i realize that some of it may need replacing. there are a couple of damp spots on the ceiling in various rooms, which indicates to me that roof replacement is necessary. the shingles do not appear to be curled or broken, just really old. so...how much am i looking at? i don't think (i could be wrong though) that there is more than one layer of shingles on the roof, so wouldn't it save me money if they just put on a second roof? thanks for your answers.

oh...and i didn't specify, so i am talking about the cost of having the work performed by someone else

  1. Why not call some local contractors and have them give you a bid, cause the price here in Michigan is going to be different from your area. I would call about five companies just make sure they have License and Insurance and Legal workers, make sure they pull a permit and have city inspect it after, cover all your bases. Good luck
